Overview of Planning & Zoning
Planning & Zoning ensures that the community develops in a safe, efficient and attractive manner. This is achieved through city regulations like the Comprehensive Plan and the Unified Development Code.
The department administers the review of development projects to ensure compliance with city regulations, coordinates, pre-submittal meetings and administers the zoning and platting process. Additionally, the department prepares reports and presents site date and recommendations to the Planning & Zoning Commission and City Council regarding re-zoning, special use permits and subdivision plats.
Services
- Rezoning and Land Use: Processing applications to change property zoning classifications and updating the City’s Comprehensive Plan for future growth.
- Subdivision Platting: Reviewing the division of land into smaller lots to ensure they meet infrastructure and legal standards.
- Site Plan Review: Evaluating development plans for commercial and multi-family projects to ensure compliance with parking, landscaping, and building setbacks.
- Special Use Permits (SUP): Managing requests for specific land uses that require extra oversight, such as communication towers or businesses selling alcohol.
- Variances and Appeals: Facilitating requests to the Board of Adjustment for exceptions to specific development regulations due to unique property hardships.
- Mapping and GIS Services: Maintaining the official city zoning maps and providing geographic data to the public and developers.
